The Consumer Real Estate Loan Processor plays a key role in moving mortgage applications from initial submission through closing. This position manages documentation, verifies borrower information, coordinates with internal and external partners, and ensures every file meets regulatory, investor, and quality control standards. The ideal candidate is detail oriented, customer focused, and comfortable working in a fast paced lending environment.

Key Responsibilities
Loan Processing & File Management
• Review loan files for accuracy, completeness, and compliance with internal guidelines and investor requirements.
• Maintain data integrity throughout the loan workflow, ensuring all information is current and consistent.
• Order and track required third party documents, including title work, verifications, appraisals, and insurance.
• Clear “prior to close” conditions and obtain borrower signatures when needed.
• Perform basic mortgage calculations to validate loan parameters and approval conditions.
• Prepare and distribute closing packages; coordinate closing dates with borrowers and settlement agents.
• Verify funding packages and deliver completed files to Post Funding for final review.

Customer & Partner Communication

• Serve as a primary point of contact for borrowers, providing proactive updates and a positive customer experience.
• Collaborate with Mortgage Loan Officers on complex scenarios or exceptions.
• Follow up with vendors and third party partners to ensure timely receipt of required documentation.
• Identify opportunities to support customer needs and refer additional products or services when appropriate.

Compliance & Quality Control
• Ensure all processes and documentation comply with federal lending regulations, including TILA, RESPA, ECOA, HMDA, FCRA, SAFE Act, and TRID timelines.
• Maintain complete, audit ready loan files with accurate disclosures, borrower documents, and third party reports.
• Review Loan Estimates, Closing Disclosures, and other notices for accuracy and timely delivery.
• Validate borrower income, assets, credit, and identity information in accordance with underwriting and investor guidelines.
• Follow anti fraud and identity verification procedures; escalate red flags as required.
• Coordinate with loan officers, underwriters, title companies, and settlement agents to resolve compliance issues prior to underwriting and closing.
• Process MPF loans in accordance with FHLB MPF program requirements.
• Prepare underwriter ready files that meet all documentation and quality control standards.
• Support post closing compliance by ensuring closing packages are complete and accurate for investor delivery.

Education, Experience & Skills
• Strong communication and organizational skills.
• Ability to manage multiple files and meet time sensitive deadlines.
• Collaborative mindset with the ability to work closely with Loan Operations and other departments.
• Minimum 2–3 years of mortgage processing experience, including familiarity with mortgage products, programs, and industry guidelines.

• Clear verbal communication skills for customer and vendor interactions.
• Visual acuity sufficient to review detailed documentation and data.
